Listing appointments are becoming more competitive and homeowners are looking to teams with more resources when considering hiring an agent. On the listing appointment, myself and my staff, are part of your team. I coordinate and execute the marketing of the property and explain our marketing initiatives during the presentation, many of which are unique to our company. It is always emphasized that you are the agent however, I help guide the presentation, support you and step in to help if needed especially if any issues or difficult questions arise or there is difficulty securing a signature.
Your presentation also benefits from my real estate experience. I have managed two real estate teams, participated on over a thousand listing appointments, marketed over a thousand homes, and have an exceptional closing rate. Having your own marketing person on appointment with you as part of your team who has extensive experience with listings and marketing properties of all price ranges including million dollar plus properties, is a great way to learn and secure business and a huge competitive advantage especially if you have not completed a large number of transactions, don’t have many current listings or are a new agent.
To avoid any upfront costs to the Agent I charge the equivalent of 25% of gross commission to partner on securing the client and act as a resource until the transaction(s) are complete. This includes both the listing and buy side of a transaction if we secure the client. Not only is the Agent more likely to secure a client and generate commissions they might otherwise not have secured but the Agent learns in the field how to secure signatures and clients. Agents in working with me are able to utilize their signage and start to build their own brand. Nothing is payable if we don’t secure the business and complete a transaction. I am not paid until the transaction closes and you are paid. That way an agent is not out of pocket.
After the deal goes firm I bill out as a marketing and field training fee. This amount is not payable until you are paid from the closing of the deal so you are not out of pocket. If we do not close or the property does not sell there is no fee and I absorb the marketing costs etc.
If you are going on a listing that you are not confident you will secure, or know in advance that you may be competing with other agents, I am often brought in to improve the chances of securing the listing. I do have a high closing rate. During the meeting I also reference the price ranges of homes I have been directly involved with, my experience, and success marketing properties. Agents often feel more confident going in as a team to secure listings and if you have done a great deal of work and prospecting to secure a listing appointment, it is often too costly not to best ensure you get the listing. Again if we don’t secure the listing even after multiple visits I cost nothing.
